241 Church St. construction: Increased noise and vibration in ENG Jan-Mar

Graywood Developments is building a 53 story high-rise condo at 241 Church St., located at the northeast corner of Church St. and Dundas St. Construction is expected to last until late 2027 and some disruption is anticipated due to its close proximity to the south side of the George Vari Engineering and Computing Centre (ENG)

Excavations of the site began in December 2024, and Graywood Development contractors will be shaving the caisson walls on site from January to March to create a watertight retaining structure for the building. During the caisson work, ENG occupants may experience increased noise and vibrations for two one week periods: this week (January 13 - January 17) and again in a to be determined week in March.

The developer is still confirming the exact timing of caisson work in March. We will update this service alert online with specific timing once confirmed and encourage you to monitor for updates.

How this may impact you

For one week in both January and March, ENG occupants may experience increased noise and vibration associated with the caisson work. Noise and vibration levels are being monitored to ensure they are within regulatory limits and should not adversely affect regular campus activities or infrastructure. Once this has been completed, occupants will only experience minor vibration impacts until work begins on the ground floor of the development in late summer 2025.

During the caisson work, Graywood Developments will be using the southern portion of Dalhousie St., including the sidewalk on the west side, along the length of the property for loading activities. Pedestrians will be required to use the sidewalk on the eastern side of Dalhousie St. The work should not affect ENG loading operations.

The work will also see a higher volume of truck traffic along Dalhousie St. and Church St. Graywood Developments will have flag personnel on site to direct traffic and manage pedestrian flow.
