The City of Toronto delineated 180+ potential Major Transit Station Areas (MTSAs) through a Municipal Comprehensive Review (MCR) in June 2020. This Major Research Paper’s focus is to analyze the high-density development that has occurred/been planned for within the MTSAs and to evaluate if the density goals of the Growth Plan are being achieved.
An analysis was conducted in GIS that was based off of the “Development Applications” excel file from the City’s Open Data Portal. This analysis attempts to show the spatial distribution and intensity of the development points within the MTSA’s.
The results show that there are some MTSA’s that have many high-density projects within their boundaries while there are others that do not. There is also a concentration of development occurring in the Downtown are and Younge & Eglinton Corridor areas. It is evident that some MTSA’s are meeting the density goals which others are not.
